Job description:

Purpose

The Maintenance Superintendent is responsible for overseeing the maintenance and upkeep the residential estate, communal facilities, canteens and essential infrastructure such as electrical supply and potable water systems. The role requires strong technical expertise in electrical and plumbing systems, as well as excellent planning and management skills to ensure efficient maintenance operations on within the Facilities and Services department

Key Responsibilities

• This position will be required to adhere to all relevant requirements, policies, procedures and legal regulations pertaining to health, safety, environment and quality, as well as finance, human resources, and any other regulations as required by the company and relevant to the level of the role and responsibilities of the function.
• Coordinate all maintenance activities across residential estate, commercial and institutional facilities.
• Ensure the proper functioning and upkeep of electrical supply, potable water systems, plumbing,
• Develop and implement planned preventive and corrective maintenance schedules.
• Supervise a team of electricians, plumbers, carpenters and other maintenance personnel.
• Oversee maintenance and repairs of the clubhouse, hospitals, camps, health facilities and canteens.
• Ensure all communal areas are well maintained and functional for residents, guests and employees
• Manage contractors and contracts for outsourced services such as HVAC and construction contractors.
• Maintain electrical infrastructure, including transformers, generators, and distribution systems.
• Ensure monitoring and reliable safe potable water supply and wastewater management
• Diagnose and repair cold rooms, chillers electrical and plumbing faults.
• Manage maintenance budgets and control costs for repairs, materials, spares, tools and equipment.
• Procure maintenance materials and managing of inventory of materials and equipment
• Plan, budget, monitor and apply for maintenance and/or infrastructure improvement projects
• Develop and implement maintenance procedures and ensure implementation.
• Respond to emergency maintenance requests
• Generate weekly & monthly reports of the maintenance section
• Ensure compliance with safety regulations, company policies, and legal requirements
• Provide training and development opportunities for all direct reports on an ongoing basis, with a particular focus on Zambian employees.
• Other duties as directed by the Facilities and Services manager.

Qualifications

• Proven experience as a Maintenance Superintendent or similar role
• Experience in planning maintenance operations
• Solid understanding of technical aspects of plumbing, carpentry, and electrical systems.

Experience

• Minimum of five (10) years’ experience
• Experience supervising maintenance staff and contractors – 77 people and 2 coordinators
• In-depth knowledge of plumbing, electrical and building systems and equipment
• Strong leadership and organizational skills
• Ability to develop and implement preventive maintenance programs
